Gas Safety Certificate Requirements
Landlords are required to have their gas appliances serviced regularly to make sure they’re efficient and safe. Gas Safety (Installation and Use) Regulations 1998.
The Landlords’ Gas Safety Certificate is the report which lists all the checks carried out in your annual gas safety inspection.

INSPECTION
A visual inspection of the gas installation – Appliance(s) location, terminal, chimney/flue route/ position and signs of incomplete combustion
CHECK
Check seals, casings, burner pressures, and gas rates, combustion analysis, ventilation requirements, check flue’s, flame supervision devices, provide tightness test, identify unsafe situations
RECORD
Record findings – appliance location, name and signature and gas safe registered engineer number landlord address, tenants address, date of inspection, work carried out, test results (operating pressure, flue performance, combustion)
SCHEDULE
In addition APE only use parts that come from a reputable manufacturer or from the boiler manufacturer itself. We schedule the next landlord gas safety check due date and email you 2 weeks prior and all the paperwork involved is documented stored and sent electronically
